Commercial Lot Update

This is an update on the commercial lot for sale, originally communicated to the neighborhood association members via US Mail on March 19th and association meeting on April 10, 2018.

After input from the community, real estate professionals (both outside solicited feedback and community members in the real estate industry), discussion with county representatives, and land rights review, the community approved offer for the lot was declined by the seller. 

Through the offer process, our outside counsel has learned a separate offer has been accepted on the lot that was listed for sale at $125,000 after being formally listed in mid-June.  At this time we do not know what the accepted offer price is, who the buyer might be, or what the intent of the buyer with respect to modifying the property.

As part of our ongoing due diligence we continue to research with our outside counsel on the input and/or influence the HOA has over what may (or may not) be built on the property and what type of control if built upon (ie. does it fall under our community covenants).

Obviously, this is not the desired or expected outcome of the community.  We continue to ask for your constructive support as we pursue facts regarding the offer to purchase and will communicate further to the community as we learn any significant and relevant facts.

 

Traffic Calming

For the last several years, residents, volunteers, and the HOA boards (current and past) have researched and partnered with VDOT and Loudoun County on efforts to calm the traffic within Greene Mill Preserve.  On July 4th, 2017 efforts to gain community agreement of a proposed plan (jointly created with VDOT and Loudoun County) began and over 80% of the community approved the proposed measures in late Fall 2017.  With this community approval, funding was approved through Loudoun County and VDOT moved forward with finalizing the construction plans and scheduling installation for Summer 2018. 

The approved calming measures include additional signage, a low impact speed hump located on Blackbranch and one on Waxwing, and creation of a 3-way stop in 2 locations, the first at Blackbranch and Dinah, and the second at Waxwing and Indigo.

Last evening, members of the community were provided an additional opportunity to comment on the proposed plan and options provided to the location of the speed hump located on Blackbranch.  Upon conclusion of the member comments, the HOA board voted to adopt the original plan in place as agreed to by over 80% of the community with the caveat the speed hump location on Blackbranch would be located subject to final determination by VDOT.
